Caringbah sits on the Cronulla branch line, about 20km from the Sydney CBD, with its own shopping village, a medical area and Westfield Miranda a short drive away. The census counts 6,677 homes, 3,596 of them units and 3,072 houses. Stash logged 85 house sales (median $1,655,000) and 169 unit sales (median $850,000), so apartments change hands about twice as often as houses.

Two-bedroom units carry the market, accounting for 114 of the 169 unit sales at a median of $875,000. One-bedroom units sold at $632,500, which is $242,500 less, while the few three-bedroom units reached $1,200,000 on 18 sales. In houses the medians step up from $1,500,000 for three bedrooms to $2,000,000 for four and $2,075,000 for five, so the first extra bedroom costs about $500,000 and the second only $75,000. No two-bedroom houses sold in the period, so the table leaves them out.
Commute, Schools and Streets
Walkability to Caringbah Station and the shops shows up in the listings. A High Street ground-floor unit with a bus stop at the door and Caringbah Station close by sold for $852,000 in September 2026, a first-floor Curtis Street apartment in a cul-de-sac with a lock-up garage made $770,000 in May, and a Vista Street two-bedroom with a covered balcony made $900,000 in November 2025. A top-floor Banksia Road apartment made $708,000 in October 2025. A Gannons Road villa-style unit with a terrace made $1,060,000 in May, and an Oleander Parade villa made $1,260,000 in July.
New stock has changed the unit range. In the Caringbah Pavilion on President Avenue, apartments sold from $950,000 up to $1,380,000 in February 2026, the top figure for a three-bedroom home. A townhouse at the rear of a Kingsway complex made $1,430,000 in August, and a near-new duplex on Gannons Road sold for $2,020,000 in March. A Burrawalla Road dual occupancy sold off market for $2,800,000, which its listing called a suburb record for that type of home.
House sales cluster just above the two million mark. A single-level Drake Avenue house in a tightly held north Caringbah pocket sold for $2,225,000 in August, and a Burleigh Avenue house, one of two on that street, went for $2,300,000 in November 2025 while a completely reworked single-level home on the street made $2,625,000 in February. A Milba Road house with a heated pool, about 1,400 metres from Caringbah Station and 3,100 metres from Westfield Miranda by the listing’s own distances, sold for $2,020,000 in September. A renovated Balfour Avenue house within walking distance of Caringbah and Endeavour Sports High Schools made $2,000,000, and a largely original Delagoa Place home in a cul-de-sac, sold on renovation or rebuild scope, made $2,125,000.
Government schools here score 80.6 on Stash’s percentile measure. Daily shopping centres on Caringbah Shopping Village, with Cronulla’s beaches and Westfield Miranda a short drive away.
Reading the Trend
Houses have softened while units hold steady. The house median moved -2.9% over twelve months, after +4.7% across three years and +64.3% across ten. Units gained +1.2% on the year, +13.3% over three years and +34.4% over ten. Selling times are similar, 25 days for houses and 25 for units, with absorption of 30.7% for houses and 28.9% for units.
What Landlords Should Know
A median unit returns 4.47% gross and rents for $700 a week, up 7.7% on the year, while a median house returns 3.43% at $1,000 a week. September listings numbered 67 units and 35 houses for sale and 25 units and 5 houses for rent, so rentals are scarce. The 549 units approved across the wider area in the last year suggest tenants will have more choice soon. Two September listings pitched redevelopment: an R3 corner site on Kingsway near the town centre and a pair of homes on Hinkler Avenue in the R4 medical precinct, both subject to council approval. Run your loan numbers at the current cash rate of 4.60% and a little higher.
Demographics in Brief
The census puts Caringbah at roughly 12,575 residents. There are 1,970 people over 65 and 2,806 in the 20 to 24 bracket. Owners live in 76.4% of houses, whereas 53.1% of units and 39.1% of all homes are rented. A typical household brings in $1,890 a week, pays $2,500 a month on a mortgage or $470 a week in rent. Professionals (1,548) and managers (1,020) are the largest occupation groups, and only 202 residents travel to work by train.
Planning and Environmental Checks
For this guide the lookup was run on a Milba Road house that is currently listed. The lot is zoned R2 Low Density Residential by the Sutherland Shire Council LEP, with a maximum height of 8.5m, a floor space ratio of 0.55:1 and a minimum lot size of 550 sqm. Nothing came back for bushfire, heritage or biodiversity, and flood data was missing. Zoning changes from street to street, from R2 in the quiet pockets to R3 and R4 near the centre, so check the exact lot with council.
Practical Checklist
- Decide whether you want a unit near $850,000 or a house near $1,655,000, because the two markets move differently
- Compare new Caringbah Pavilion apartments with older stock and read the strata report on any older building
- Measure the walk to Caringbah Station and the shopping village yourself at commuting time
- For a development pitch, confirm zoning and controls for the exact lot with council
- Ask council about flood, and confirm catchments with the Department of Education before relying on a listing
Frequently Asked Questions
Is Caringbah a good suburb for investors?
Income is on the unit side. Units return a median gross yield of 4.47% with vacancy of 0.8%, while houses manage 3.43% and 0.3%. Houses cost far more for the income, with a median of $1,655,000 against $850,000 for units, so most of the return from a house has to come from growth.
Why is the house median down when so many sales look strong?
The headline house median moved -2.9% over twelve months, but three-bedroom houses moved +8.3% and five-bedroom houses +11.4%. Only 85 houses sold in total, and a few large sales either way change the median, so look at the street rather than the suburb figure.
How much new apartment supply is coming?
A lot compared with houses. Over the last 12 months building approvals in the wider area came to 549 for units and only 8 for houses. Two of the sales were in the new Caringbah Pavilion, so buyers can compare new and older stock.
