Source: Stash Property, with sales recorded from October 2025 to September 2026 and listings as at September 2026. Each price shown is a median. The middle half of house sales landed between $2,320,000 and $3,875,000, and the top result was $17,500,000. Stash also holds a house record at $10,000, which is plainly not a market price, so lean on the quartiles rather than the extremes. Units sat in a tighter band, $980,000 to $1,755,000.
Which Budget Fits Which Bedroom Count
Houses first, since they dominate the suburb. The chart shows the median for each size that had a workable sample.

| House size | Median price | Weekly rent | Gross yield | Sales |
|---|---|---|---|---|
| 3 bedroom | $2,320,000 | $1,297/week | 2.91% | 17 |
| 4 bedroom | $3,350,000 | $1,650/week | 2.56% | 25 |
| 5 bedroom | $3,200,000 | $1,950/week | 3.17% | 15 |
Two-bedroom houses are left out: Stash recorded only 2 sales, and one of them is the $10,000 record. A four-bedroom house costs $1,030,000 more at the median than a three-bedroom, yet the five-bedroom median of $3,200,000 sits below the four-bedroom figure, so land and position are doing more work than room count.
| Unit size | Median price | Weekly rent | Gross yield | Sales |
|---|---|---|---|---|
| 1 bedroom | $765,000 | $600/week | 4.08% | 11 |
| 2 bedroom | $1,187,500 | $800/week | 3.50% | 30 |
| 3 bedroom | $2,000,000 | $1,250/week | 3.25% | 15 |
Two-bedroom units are the volume buy (30 of 56 sales). The three-bedroom group is the slow one: its 15 sales ran from $1,450,000 to $3,850,000, and the median took 79 days to sell against 28 for two-bedroom units.
Buses, Schools and Which Streets Sold
Census 2021 commuting shows how people get about: 2,136 worked from home, 2,128 travelled by car, 117 walked, 86 commuted by bus or ferry and only 3 by train. Sale listings in the suburb point to buses along Barrenjoey Road to the city, Chatswood and Manly, and one mentions B-Line services. Shopping and dining cluster around Newport Village, and listings also name Warriewood Square.
Schools named in local listings include Newport Public School, Pittwater High School, Sacred Heart Catholic Primary School and Maria Maria Catholic College, and one listing cites the Barrenjoey High School catchment. Stash puts the mean ICSEA percentile for government schools in the area at 82. Catchments move, so confirm any address against the Department of Education’s records.
Recent house sales give a street-level feel. Myola Road produced $6,625,000 (6 bedrooms) and $4,000,000 on 885 sqm. On Queens Parade, a 3-bedroom house made $3,200,000 on 942 sqm in February 2026, while a smaller block there fetched $2,387,500. Wallumatta Road sits at the cheaper end, with $2,000,000 (734 sqm, October 2026) and $1,800,000 (1,372 sqm, March 2026). Listings on Myola Road use the label Golden Triangle for the pocket. Among units, a Barrenjoey Road penthouse sold at $2,800,000, a Queens Parade three-bedroom at $1,665,825, and Gladstone Street covered both ends, a one-bedroom at $590,000 and a two-bedroom at $925,000.
How Prices Have Moved
Houses are up 5.3% over twelve months, 3.4% over three years, 10.1% over five and 87.5% over ten. Units have been flat to slightly down for the year (-0.5%) after gaining 5.5% over three years and 12.4% over five. Houses sold 1.3% above asking; units sold 1.2% below asking. Auction clearance came in at 51.6% for houses and 54.2% for units.
The Rental Case
Units pay more and stay fuller. Gross yield is 3.55% on units against 3.04% on houses, and vacancy is 0.4% against 1.7%. The median unit rent is $825/week and has risen 7.1%; the median house rent is $1,395/week, -0.4% on the year. Stash’s absorption rate is 29.2% for units and 15.7% for houses. On the market now: 32 houses and 18 units are listed for sale, with 16 and 14 for rent. The latest 12 months of approvals count 8 houses and 9 non-house dwellings. The RBA lifted the cash rate to 4.60% on 29 September 2026, so stress-test any loan above that level.
Who Calls Newport Home
9,659 residents live here, up 0.5% on a year ago and 0.3% over ten years. People aged 45 to 64 are the largest group (3,077), followed by 5 to 19 (1,706) and 65 and over (1,924). Median household income is $2,479 a week, rent sits at $600 a week and mortgage repayments at $3,000 a month. Professionals (1,480) and managers (1,096) lead the occupation counts.
Zoning and Risk: One Sample Check
As an example only, a Stash check on a Queens Parade house came back zoned R2 Low Density Residential (Pittwater Local Environmental Plan 2014), which allows buildings up to 8.5m and sets a 700 sqm minimum lot. It flagged none flagged for heritage, none flagged for bushfire and none flagged for biodiversity, and had no flood data available. That is one address, not the suburb, so ask Northern Beaches Council about your exact lot.
Before You Bid on a Newport Home
- Pick a lane: house medians start near $2,320,000 for a three-bedroom, unit medians near $1,187,500 for a two-bedroom
- Compare block size as well as bedrooms, because the 5-bedroom house median is below the 4-bedroom one
- Check slope, drainage and flood information with council, since the sample check had no flood data
- Open the strata file for any unit and compare the levies against the $800/week weekly rent
- Work out transfer duty with the NSW stamp duty calculator before you set a limit
