About Buyer Logic
Buyer Logic is where Australian home buyers and investors run their own numbers before they make a six or seven figure decision. A handful of guides are free. Everything past that is a genuine, paid tool, priced against what it would actually cost to have a broker, accountant or agent work the same thing out for you.
Most property content online is advertising wearing a blog's clothing. This isn't that. Every figure traces to a named source, and every product tells you exactly what it is, what format it comes in and what it costs, before you buy it.
Who's Behind It
Buyer Logic is built by Joel Hynes, a licensed buyer's agent and founder of The Shoreline Agency, a NSW buyer's agency based in the Northern Illawarra. Joel has been a property investor for 20 years and works NSW's residential market from the buyer's side as a licensed buyer's agent. Most of the due diligence in these tools (the comparisons, the decision frameworks, the maths) is the same groundwork he does for full-fee clients, made available for buyers who aren't ready to engage an agent yet, or who just want to check their own thinking first.
How's It Built
Every figure traces back to a real source, the ABS, ATO, RBA, Cotality, Domain or SQM Research, not a guess or a rounded-off rule of thumb. Every calculation is checked by hand against an independent worked example before it ships, not just run once and trusted.
The site says what conventional wisdom gets wrong when the numbers point somewhere less comfortable than the answer buyers are hoping for.
Nothing here promises an outcome or a saving. The tools show you the maths behind a decision. What you do with it is yours to weigh, ideally alongside your own accountant or broker for anything tax or lending related.
What's Really Here
Every calculator on Buyer Logic is a download, not a live on-page widget: a locked Excel file with the maths already built in, so the only thing you change is your own numbers. Guides are the same, a PDF you keep and can come back to for the next property. A short, single-topic guide here and there is free (you'll need to give us an email address so we can send the file, nothing else). Beyond that, tools sit at three price points, from a single-purpose calculator through to a full multi-tab system built for the bigger decisions: bridging a purchase, weighing renovate against move, working out what downsizing actually releases.
These tools are organised around where you actually are: buying your first home, investing, renovating, upsizing or downsizing. If nothing fits your situation yet, tell us. It probably means we haven't built it, not that it doesn't matter.

No data grab. We collect an email address to send a free guide, and payment details to process a purchase. That's the full list, and none of it is sold.
Say the hard part too. If conventional advice is wrong or out of date, we say so, even when the honest answer is less comfortable than the popular one.
Priced against real value. A handful of guides are free. Everything else is priced against what it would cost to have a broker, accountant or agent work out the same thing for you, not against what the market will bear.
Local grounding. Illawarra-based, buyer-side, and built by someone who works in this market, not a content team writing about it from a distance.
