Collaroy Entry Points by Bedroom Count
Start with the apartments, because that is where most buyers transact. Two-bedroom units made up 64 of 81 sales (79.0%).
| Unit size | Median price | Weekly rent | Gross yield | Sales |
|---|---|---|---|---|
| 1 bedroom | $937,500 | $645/week | 3.60% | 6 |
| 2 bedroom | $1,215,000 | $850/week | 3.64% | 64 |
| 3 bedroom | $2,800,000 | $1,612/week | 2.99% | 10 |

The three-bedroom unit median of $2,800,000 sits on 10 sales that ranged from $1,360,000 to $5,600,000, and it is lifted by new beachfront stock: one three-bedroom apartment at D103/4 Collaroy Street sold for $2,800,000 in April 2026 and was marked as developer stock. One-bedroom data rests on only 6 sales.
| House size | Median price | Weekly rent | Gross yield | Sales |
|---|---|---|---|---|
| 4 bedroom | $3,400,000 | $1,850/week | 2.83% | 7 |
| 5 bedroom | $4,270,000 | $2,700/week | 3.29% | 20 |
Houses with two or three bedrooms recorded 1 and 2 sales, too few to publish a reliable price, and Stash has no usable view for them. Five-bedroom homes were the heart of the market with 20 of 36 house sales (55.6%), at a median 5.1% lower than a year earlier. Four-bedroom homes managed only 7 sales, so treat that $3,400,000 figure as indicative.
Buses, Schools and Streets Worth Knowing
At the 2021 Census, 1,700 residents commuted by car and 1,675 worked from home, while 141 used a bus or ferry and 10 took a train. Sale listings in Collaroy repeatedly point to the B-Line bus, quoting stops 50m and 450m from the properties, along with express city buses. Stash did not return a school score for the suburb, but listings name Pittwater House, Collaroy Plateau Primary School, St Rose Catholic Primary School and Narrabeen Sports High School. Catchments change, so confirm them against the Department of Education’s records.
Real sales show how the price ladder works. A five-bedroom house at 23 Hendy Avenue made $4,700,000 in March 2026 on 689 sqm, while on Cumberland Avenue a five-bedroom home at number 49 reached $4,080,000 in November 2025 and number 105 made $4,010,000 in December 2025. Lincoln Avenue produced $5,175,000 at number 19 in February 2026, and 28 Cliff Road recorded $8,500,000 in January 2026. Further down the ladder, 48 Alexander Street sold for $3,250,000 in September 2026. On the unit side, 4/18 Ramsay Street made $1,354,000 in June 2026 and 8/15 Stuart Street, a one-bedroom, made $865,000 in May 2026.
Where Prices Have Been Heading
Collaroy houses have outrun units over the long run. The house median is +12.8% on a year ago, +15.6% over three years, +19.7% over five and +102.3% over ten. Units are +6.1% for the year, +6.9% over three years and +58.4% over a decade. Selling takes longer for houses, with a median of 48 days against 24 for units, and the median discount to asking is thin on both: 0.8% for houses and 0.4% for units.
The Investor Angle
Gross yields are 3.26% on houses and 3.62% on units. Vacancy is low at 0.7% and 0.5% respectively. Median rents are $1,750/week for houses, unchanged on the year, and $850/week for units, up 2.4%. Supply pressure looks mild: 17 houses and 15 units were listed for sale in September 2026, and the latest 12 months show 12 house approvals and 0 unit approvals. Weigh any purchase against the Reserve Bank cash rate of 4.60%, lifted on 29 September 2026.
Check the thin cells before leaning on them. The three-bedroom house yield of 1.82% rests on 2 sales, so it says little about the market.

Zoning and Hazard Check on One Sample Address
Stash ran a planning check on 23 Hendy Avenue, a house sold this year. It came back zoned R2 Low Density Residential (Warringah Local Environmental Plan 2011), which allows buildings up to 8.5m and sets a 600 sqm minimum lot. It also flagged Bushfire Prone Land (vegetation buffer) and Landslide Risk Area D, Collaroy Plateau flanking slopes 5 to 15. No heritage or biodiversity overlay appeared, and flood data was not available. This is a single example, not a suburb-wide finding, so ask Northern Beaches Council for the exact lot, flooding included.
Before You Bid in Collaroy
- Choose your lane first: the median is $4,045,000 for a house and $1,220,000 for a unit, and the sample sizes behave very differently
- Ask a conveyancer to check the strata report on any unit, including levies, the sinking fund and building defects
- Test any house against the five-bedroom median of $4,270,000, the only house size with a deep sample
- Ask council about the landslide and bushfire status of the particular lot, and about flooding
- Walk the route to the B-Line stop at commute time, then run the numbers with the NSW stamp duty calculator
